Assistant Apartment Maintenance Supervisor | MAA Hampton Preserve

Job Summary
The Assistant Service Manager (ASM) reports to the Senior Property Manager and operates under the supervision of the Senior Service Manager to assist with the coordination of general maintenance and repairs of apartment units and other property facilities. The ASM facilitates and leads assigned on-site maintenance activities (e.g., make ready scheduling, preventative maintenance, landscaping) and peer technicians as an extension or on behalf of the Senior Service Manager. The ASM handles the most complex of maintenance work orders and provides on-the-job training as needed.

Duties and Responsibilities

Coordinates maintenance work order assignments and priorities with the Service Manager and Property Manager.

Completes maintenance work orders independently or collaboratively with peers efficiently and effectively in terms of priority, severity, and cost.

Assists with and provides on-the-job training for maintenance team members.

Assists with overseeing the landscape and housekeeping functions of the property.

Assists the Service Manager and other maintenance staff with complex and/or labor-intensive work orders to ensure jobs are completed safely and timely.

Coordinates and ensures completion of the preventative maintenance schedule.

Troubleshoots problems with heating, ventilation, and air conditioning (HVAC) systems; makes repairs or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc.

Repairs and replaces furnished kitchen appliances such as refrigerators, stoves, washers, and dryers; advanced repairs and replacements may require an outside vendor.

Performs minor to moderate plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs.

Performs minor electrical repairs and replacement of light fixtures and related items.

Ensures vacant units are ready for occupancy and move-in by painting interior and exterior surfaces; cleaning carpets; completing minor repairs of walls, trim, locks, etc.

Performs facility, landscaping, and/or swimming pool maintenance to maintain and enhance property aesthetics.

Maintains a safe work environment by following established safety programs, policies, and procedures.

Works irregular hours (evenings, weekends), including on-call and overtime hours, as required by the MAA 24-hour routine maintenance guarantee.

Operates a motor vehicle to transport tools and materials between work sites.

Attends and participates in technical training programs to maintain and enhance knowledge and skills.

Frequently interacts and communicates effectively with residents, property staff and/or vendors to complete maintenance duties and requests.

Performs other related duties as assigned to meet the needs of the business.

Required Qualifications

Two to four years of facility maintenance and repair and HVAC experience required

EPA Type II or Universal certification required. Pool Certification (CPO) is required where applicable by state or local regulation. CAMT is required in Florida only.

Valid driver’s license from the state of residence required

Preferred Qualifications

Associate’s degree in a related technical or mechanical field preferred

Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred

Knowledge, Skills, and Abilities

Thorough knowledge of heating and air conditioning unit maintenance, trouble shooting, and repair

General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing

Knowledge of occupational health and safety regulations and precautions

Knowledge and skills to operate common and specialized tools for repairs and maintenance

Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards

Initiative and leadership skills to coordinate and guide the activities of others

Ability to provide on-the-job training and mentorship to peers

Knowledge and skills to organize, prioritize, and meet deadlines

Attention to details and problem-solving skills

Ability to read, interpret and apply written instructions for repair and maintenance of equipment

Skill and ability to clearly and concisely communicate effectively verbally and in writing with residents, property staff and/or vendors

Basic computer/technical skills to operate mobile computing or communications devices

Physical and Environmental Requirements

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is required to sit, stand, bend, walk use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear. The associate must be able to lift 50 pounds individually and up to 100 pounds with assistance devices (dollies, hand trucks, additional persons).

Must be able to see and read to complete forms, read reports, and visually determine the correct working order of physical aspect of units and other property facilities. Frequently needs to see small details.

While performing the duties of this job the associate primarily works in an outdoor environment exposed to adverse weather conditions as well as dirt and/or dust.
