RESIDENT SERVICES STAFF- 2ND SHIFT Reports to: RSS Supervisor and Executive Director I FLSA Status: Full-Time, Non-Exempt
POSITION OVERVIEW
The primary responsibility of the Night Shift RSS Staff position is monitoring/greeting Residents and Guests as well as roving the property by golf cart and on foot, answering and relaying emergencies to on-call maintenance technicians, management, or emergency services. This position is not a security guard position. In this role, the individual should maintain a positive rapport with co-workers, and residents and provide a high level of detailed follow-up with the RSS Supervisor and Executive Director. The RSS Staff position should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Work independently and be able to communicate with Residents, Guests, Vendor and other Staff in emergency and non-emergency situations.
- Employee must possess good communication skills and tact in dealing with individuals who are not adhering to the property’s rules.
- Circulate throughout property, clubhouses, pools and laundry rooms on foot and by golf cart to:
- Assure facilities are being property utilized
- Report any rule violations
- Direct traffic
- Respond to Residents’ nuisance calls
- Respond to Resident questions and concerns
- Notify Residents of emergency situations at the property
- Inspect and flag non-functioning exterior lights
- Deliver notices from Management to Residents
- Guide and assist delivery trucks and moving vans
- Give access to and accompany authorized contractors and inspectors to Resident’s building
- Detect any suspicious activity and ensure doors and entry points are secure
- Take command and control of disturbances and disruptive behavior, involving the authorities when required.
- Be unstressed by climbing stairs and/or walking the property.
- Drive a golf cart during the day and at night.
- Possess good night vision in order to detect activities in the dark.
- Stand to meet incoming vehicles at the Entrance Pavilion and attempt to log in all non-Resident vehicles entering the property, give directions to visitors and delivery personnel and guide emergency responders.
- Be able to formulate an accurate description of a car, suspect(s) activity and compile the information in an Incident Report.
- Provide apartment entry to Residents who provide proper identification.
- Notify the RSS Supervisor of any unusual activity or report it directly to the Executive Director, if the RSS Supervisor is not on duty and readily available.
- Promote a positive relationship with the Residents and other Staff.
- Respond to emergency incidents, fire alarm calls, slips, trips, falls, etc and conduct preliminary investigations; notify fire and/or other emergency services if not already summoned; accurately document information, both in written form and with a camera.
- Lock and secure the tennis court, basketball court, maintenance building, bathrooms and pools at dusk.
- Ability to turn on/off water valves to apartments and buildings.
- Report all known Residents without a parking permit to the Leasing Office.
- Retrieve any trash seen on property with a grabber tool.
- Enforce parking rules and issue written Parking Violation Notices.
- Perform other related tasks as directed by RSS Supervisor and/or Executive Director.
- Follow safe workplace rules and practices in order to prevent on-the-job injuries.

- Must have a valid Driver’s License
- Must have reliable transportation

- Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
- Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
- Occasionally lift and/or move up to 40 lbs.
- Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
- Full-time position - 2nd shift openings
- Starting pay $15-16
- 96 hours PTO accrued each year for first two years of service
- 136 hours of PTO each year after two years and above
- 176 hours of PTO accrued each year after 7 years of service
- Health/Dental/Vision/Life Insurance available after 30-day waiting period
- 401k with 3% contribution
- Good background required
- 90-day probationary period
